I’m Sue Gunselman, and for over 40 years I’ve helped individuals and families navigate housing decisions during important life changes. While I began my career as a licensed real estate professional, my work has evolved to focus on what I do best: helping people downsize, right-size, and move forward with confidence and peace of mind.
What I value most is walking alongside clients as they make thoughtful decisions—especially when downsizing feels overwhelming. This process is about more than selling a home or moving belongings; it’s about sorting through memories, priorities, and next steps. I help clients slow things down, ask the right questions, and create a clear, manageable plan.
Having sold more than 1,000 homes, I’ve seen nearly every situation imaginable. That experience allows me to guide my Smart Moves with Sue clients through the logistics of downsizing—planning, timing, decision-making, and coordination—while also supporting the emotional side of letting go. I serve as an advocate and steady presence for both seniors and their families.
Downsizing Support with Transition Coaching
I’ve learned that downsizing is often tied to major life transitions—retirement, health changes, loss, or a desire for a simpler lifestyle. To better support my clients through these moments, I became a Certified Professional Coach (CPC) through the Institute for Professional Excellence in Coaching (iPEC), accredited by the International Coaching Federation (ICF).
By combining practical downsizing guidance with transition-focused coaching, I help clients navigate both the practical decisions and emotional shifts that come with change—so they feel calmer, clearer, and more confident moving forward.
A Little More About Me
Nature is one of my favorite thinking spaces. I recharge by walking, flower gardening, golfing, enjoying the beach, and spending time with family and friends. I give back by volunteering at our local food bank and a board member with Mainspring of Ephrata. I stay connected to my community as a member of the Northern Lancaster County Chamber of Commerce and the Ephrata Area Garden Club, and by serving as an agency partner with Pennsylvania’s Link to Aging and Disability Resources (LINK) and a member of Senior Outreach Services (SOS).
My true happy place? Time with my grandkids!
